Circuit Makati will be a project similar to Bonifacio Global City but in a smaller scale. The project shall be awarded to the following Ayala Companies: Ayala Land Premier, ALVEO, Ayala Malls, Ayala Hotels, Ayala Businesscapes. This entails that Ayala Land Premier and ALVEO shall both have residential offerings, there will be a mall component, an office component and a hotel component for Circuit Makati. This ensures the right mix of businesses to spark economic activities in the area as well as increased property valuation in Circuit Makati.

Ayala Land Inc. is developing an entertainment center in the former site of the Sta. Ana racetrack that will be called Circuit Makati.
The company is budgeting P20 billion to start developing the 21-hectare property that will complete the six node sprawl of the premier development in the country- Makati North, Makati South, Makati CBD, Ayala Triangle Gardens, Ayala Center, and now Circuit Makati.
Circuit because landowner Philippine Racing Corp. wants the "racing circuit" remembered.
ALI president Antonino Aquino said in five year's time the Circuit will seamlessly
complement ALI's office, retail, tourism and residential hubs. First to be set up is a 1,500 seat capacity performing arts theatre called Circuit Theatre, an interactive walk with a multi-purpose black box closed-door events venue called Circuit Lane, and the outdoor events venue called Circuit Grounds.
Circuit Theatre will showcase the Filipino's world-class talent and feature "Broadway-type" of entertainment, while Circuit Lane's interactive walk will cross the entire length of the district, highlighted by a distinct water feature flanked by an array of retail and leisure shops, Ayala Land said.
Circuit Event Grounds meanwhile will be a venue for various types of events such as concerts, dance and theatre performances, fashion shows, exhibits as well as outdoor sporting events such as football.
Circuit Event Grounds is set to be unveiled Tuesday to mark the start of development in Circuit Makati.
"The Circuit Event Grounds will feature a 2,000-square-meter canopy area, which can house up to 1,000 people, and is set to be the preferred entertainment venue in the metro, hosting numerous outdoor events and activities providing fun for all," said Mel Ignacio, Ayala Land project development head for Makati.
"We envision Circuit to further highlight Makati City's stature, not only as the Philippines' business and financial capital, but also, more importantly, as the country's unrivalled destination for lifestyle and entertainment," said Meean Dy, Ayala Land strategic landbank management group head.
"In the past, the race track has provided entertainment for generations of horse-racing aficionados. Now, Ayala land intends to preserve the district's entertainment equity by bringing in a multi-faceted form of entertainment, one that is both interactive and world-class," she added.
Bobby Dy, Ayala Land executive vice president, said they intend to put up 8-10 residential tower in the property, offering 450-500 units each; a total of 30,000 sq.m. of leasable office space; and Ayala Land's boutique hotel Seda, which will be developed at an amount of P1.5 billion to P2 billion.
Alveo Corp., the company's mid-market brand is set to unveil the first residential project in the area by February, according to Dy.
Aquino however said they will also be bringing into Circuit Makati Ayala Land's other residential brand.
Ayala Land also said that Circuit Makati will be directly connected to the Makati CBD through Ayala Avenue Extension and South Avenue, future road linkages, as well as an extension of the proposed bus-rapid transit system that will connect MRT's Ayala station to the LRT's Buendia station, via Ayala Ave.
