Serendra Updates and Future Development of BGC Civic Center by SMDC

Just an update of your investment.

The construction update above is of Aston, at right, and Red oak, at Left. Both are progressing right on schedule for 2012 and 2013 turnover respectively. This was taken at Market! Market! side by RonnieR of SSC

Also, Good News!

The lot at the back of your Serendra property, where the Taguig City Civic center was located, is now under the development of SM Development Corporation with the control of master-planner for Bonifacio Global City - Ayala Land, Inc. SMDC shall turn the area into a mixed-use development with a high-end low-rise mall like The Podium in Ortigas, a hotel and serviced residences at the tip of the property, a convention center and an office building. They have also allocated a space for a public park. 

The architecture of the SMDC Civic Center in my opinion is very forward, green, clean and iconic for the Philippines. It kind of looks like a shoe, fit for the SM ~ Shoemart brand. I also think the green roof is very pleasing to the eyes, and it helps save energy too.

Surely, this new development shall enhance the valuation of your Serendra property. Kudos Ayala Land for working well with SMDC.

The available units in Two Serendra Aston are now limited to 2-bedrooms and 3-bedrooms. Red Oak is the same with some studio units left. Meranti still has available units to choose from.

Dolce and Encino is already being received by unit owners. Aston Serendra has already topped and is way ahead of 2012 turnover schedule. Red Oak at Two Serendra is already rising as Meranti Serendra, launched this year, is already being excavated for groundworks.

Two Serendra Construction Updates April 2010

Two Serendra Aston is rising fast in the Bonifacio Global City Skyline, as Red Oak at Two Serendra is following suit. Both are being constructed early on target, for Aston being ready by 2012 and Red Oak being ready for occupancy by 2013. We may also see the completed Section E of Two Serendra, now known as Encino. As of now, there are some units left for Two Serendra:

Aston at Two Serendra - Two and Three Bedroom units are still available.

Two Serendra Condo For Sale: New Names of the Sections

The new site development plan for Two Serendra.

The prior sections of Two Serendra was also renamed to the following:

  • Section A is now known as ~ Almond
  • Section B is now known as ~ Belize
  • Section C is now known as ~ Callery
  • Section D is now known as ~ Dolce
  • Section E is now known as ~ Encino



I think the conceived names turned out to be nice. I am sure the owners would love the new names for their Serendra. I personally love Dolce and Encino, and Belize too.

As of now, the available units at Two Serendra will be those in Phase 3, the high-rise section.

For Aston and Red Oak at Two Serendra, the available units to date will be Two [2] and Three [3] Bedrooms only. Red Oak though have some studio units left in the inventory.

The freshest offering of Two Serendra is The Meranti, with full inventory of Studios and One [1] Bedrooms, which are the majority of units on offer.

The 36 SQM studio units will cost you around 3.9 M with VAT. The best 1-Bedroom units at 61 SQM, which are the x-05 units from the 30th to the 40th floor, are priced at around 6.8M with VAT.

Red Oak at Two Serendra 2-Bedroom and 3-Bedroom Promo Sale Options

Greetings!

Thinking of getting your very own Serendra? Of course, you do! Yet are you in a stump on what unit to get? A two bedroom flat perhaps or maybe three? Fret not, for I am here to help you. Below are some information regarding 2-Bedroom and 3-Bedroom Units in Red Oak Serendra, some of their features and highlights. You may also view the attached payment terms and details. 2-Bedroom Unit

The views of this unit will be the expansive Laguna de Bay and Mountain Ranges, with the view of the future Lakeshore District of Taguig and Township Central community by DMCI. The Master's Bedroom is expansive with a walk-in closet and private Toilet & Bath; the other bedroom maybe used as a library or a guest room for the single gal or a private room for your kid for those starter families.

Basically, the non-corner 2-bedroom units rent more since its larger, and the more squarish unit layout provides a more larger and even space. Renters like this more since it provides a sense of spaciousness when you enter the unit, in contrast to the hallway of the non-corner 2-bedrooms. The maids and laundry area has a larger space as well, as its beside the kitchen. All the bedroom units also faces the balcony area with the view, and they are alongside each other unlike the corner 2-bedrooms. This configuration provides a more larger space for the master's bedroom, contrary to the corner 2-bedrooms. The balcony area in this unit is also large, enough to place patio furnitures or even do some light cooking.

The appeal of the corner units are the double windows. In the master's bedroom, you will have windows on either corner of the room, providing both possible views for the tenant to enjoy. There is also a separated walk-in closet for the Master's bedroom unlike the non-corner 2-bedrooms. These units will also have a foyer (area before main unit door), that will serve as a reception area, providing a sense of arrival. Such foyer is not existing in the non-corner 2-bedrooms since it was used as part of the livable space.
 
Also, the non-corner 2-bedrooms are more expensive since they are larger in sqms being 92 sqm as against to corner units at 83 sqm.


3-Bedroom Corner Unit

The view of  this unit will be park views with the facade of either Banyan or Sequoia Serendra and a true unobstructed view of the rest of the Bonifacio Global City. Of-course since these are corner units, skyline views from your unit are maximized from Ortigas to Mandaluyong. Basically, all the perks of those two kinds of 2-bedroom units can be experienced with a larger space such as this 3-bedroom unit.
